12 Franklin Street is a mid-rise, mixed-use office building in a developing Brooklyn industrial district that responds to the area's history and culture of manufacturing and craftsmanship. Office and workspaces will cater to modern tenants and creative industries with long-span open floors, exposed ceilings, industrial finishes, and shared amenities. Each floor offers double-height, outdoor loggias carved from different corners of the building, which capitalize on unobstructed views overlooking an adjacent future park, an inlet along the Brooklyn Waterfront, and the Manhattan skyline.

The proposed development required up-zoning the site from its previous, lower-density manufacturing and commercial designation. In addition to office space, 12 Franklin Street will incorporate retail at the ground level, below-grade parking, and a full floor dedicated to light industrial use. The innovative integration of program will synergize these once disparate uses into a new creative community.
