The residential, hotel, and retail buildings each have a distinct identity, but remain in close dialogue with each other, with green spaces seamlessly integrated throughout.
In the vibrant Queen's Flushing neighborhood, our 16-story, mixed-use development is organized by three interlocking volumes relating to their respective programs—residential, hotel, and retail. The 150-unit residential tower stands as the tallest and is braced by the 200-key hotel and a retail building accessed by both 37th Avenue and 36th Road.

The more public-facing retail and hotel buildings have warm copper finishes—at night, the hotel glows in the dark, welcoming guests at all hours. The residential tower has a neutral nickel finish that evokes a calm subtleness in comparison. The façades of both the hotel and residential buildings balance materiality and glass and are expressive and textured. Prioritizing outdoor space for each unit, our team designed a pattern for the embedded terraces that provide additional interest to the façade, creating movement and letting daylight in. The development also offers residents and guests access to stunning, grand amenity spaces and green roofs.
