On a prime corner site in Manhattan's Financial District, the design of 185 Broadway embraces the neighborhood's rich legacy as an international business center while responding to its evolution into a hub of cultural, culinary, and shopping districts with a densifying residential fabric. The mixed-use tower is detailed, elegant, and iconic, with a warm, tactile, yet contemporary expression. Ample glazing and a brick exterior create a harmonious tension between old and new.

A podium of retail and offices continues the commercial streetscape along the intersection of Broadway and Dey Street, and lifts the volume of residences to optimize access to light and air. Of the building's 209 rental residential units, which feature studio to three-bedroom layouts, a third are designated affordable housing. Setbacks in the tower's massing create multiple corners and terraces, offering wide open views up and down Broadway and toward the World Trade Center.
