A podium of retail and offices continues the commercial streetscape along the intersection of Broadway and Dey Street, and lifts the volume of residences to optimize access to light and air. Of the building's 209 rental residential units, which feature studio to three-bedroom layouts, a third are designated affordable housing. Setbacks in the tower's massing create multiple corners and terraces, offering wide open views up and down Broadway and toward the World Trade Center.
