In conjunction with the New York City Department of City Planning's (DCP) Bronx Metro-North rezoning, which will surround four new rail stations with transit-oriented development, we worked with Himmel + Meringoff to plan the rezoning area's largest site. 1601 Bronxdale will provide 2,300 units of housing, including approximately 575-690 affordable homes, leveraging the new infrastructure to address the city-wide housing shortage.
Over the course of a five-year rezoning process, we worked closely with public agencies and elected officials to form a plan that serves the community and aligns with City and developer interests. While the site is constrained by ConEdison to the north and west and railroad to the south, its sole street frontage on Bronx State Avenue offered an important opportunity for access to the future Parkchester Station. Six parcels will be organized around a mapped road and a network of open spaces, creating a direct station connection and enhanced pedestrian experience. Contextually sensitive design will maximize development potential while maintaining a scale appropriate to the neighborhood, with building heights rising adjacent to the ConEdison warehouse. Setbacks in the buildings will allow natural light to filter into the road and open spaces. A welcoming entry plaza, supermarket, local retail, and station plaza will establish a sense of place and support a vibrant public realm.
