Originally designed by FXCollaborative over two decades ago, we recently reenvisioned the 30-story tower to better suit the future and new generation of work environment. Combining an understanding of the shifts in commercial real estate and innovative human-centric design, we introduced next-generation operational efficiencies and an industry-looking focus on wellness to this high-profile office tower in the heart of New York City.
Improvements include a new glass-walled, triple-height lobby that creates a calm transition from the bustling Times Square to the column-free floorplates above. A tectonic screen behind a sculptural glass façade diffuses the bright lights of Times Square and aids in the creation of a warm and inviting environment for tenants and visitors. The repositioning also included significant structural interventions and the integration of new technology such as streamlined touchless entry security and fully renovated destination dispatch elevators. A new dedicated amenity space for tenants on the 16th floor supports workplace tenants with a spacious dining area and lounge overlooking Times Square.
