In its former location, the employees of the National Audubon Society in New York were spread across seven floors that fragmented the team. Working closely with the organization and their real estate advisors, we assisted with programming, test fits, feasibility, and lease reviews to help find an optimal space spanning an entire floor of a former printing house at 225 Varick Street. Offering high ceilings, full-height windows, and large floor plates that allowed all 125 staff members to be on one floor, the new location provides an environment more conducive to collaboration. Our design helps reduce long-term operating expenses by integrating numerous innovative features, including energy-efficient under-floor air distribution, maximized daylighting, occupancy sensors and controls, and recycled and locally produced materials.
