FXCollaborative led a multi-disciplinary team for NYCEDC to complete a development framework for Governors Island, and is currently working with the Trust for Governors Island to rezone the development parcels. The project includes over 30 acres of new development on two sites on the southern section of the island and the adaptive re-use of over 900,000 square feet of existing buildings in the 70-acre historic district at the north of the island. An existing open space master plan is also accommodated, including a 22-acre US National Park within a historic district. The project includes in-depth site analysis with detailed infrastructure, environmental, and existing conditions assessments, and cost analysis for infrastructure upgrades. The research and analysis ultimately supports a number of development and re-use scenarios with a range of program typologies and phasing options. The resultant framework will serve as the basis for future development, providing the roadmap that enables the City to move forward with policy decisions and infrastructure investments needed to realize the incredible development potential of the Island.
