A commercial office space floating over New York City's densely developed High Line greenway had to maximize views for occupants, while expanding—not intruding upon—the pedestrian experience below.
Our stacked terrace design, carefully graduated to accommodate zoning setbacks and align with the park, amplifies lines of sight for visitors. Exposed floor plates taper towards the supporting slab, creating a more fluid, adaptive visual for pedestrians and letting more light in for occupants. A high-performance west-facing double wall with integrated shading helps trap in heat without blocking views. Generously proportioned balconies on the south façade let tenants watch boats on the Hudson River, while the more transparent north façade exposes the Midtown skyline.
