Melding industrial past and technological present, the hotel proposal artfully combines nautical and industrial history with contemporary comforts and playful elegance, embodying the spirit of progress that defined New York City at the turn of the 20th century.
After successfully launching an exposition space in Greenpoint, a real estate developer commissioned us to transform a neighboring industrial structure into a mixed-use hotel property. The aged concrete-shell building, while occupying a prime space along Brooklyn's waterfront, was in poor condition and had been repurposed many times over the years, requiring an extensive programmatic overhaul.

Rather than rewrite its past, our team proposed an extensive set of designs that reference Greenpoint's rich local shipbuilding history to elevate the building's historic context and sense of place. The main structure, formerly home to a rope manufacturer, was reconfigured to accommodate the lobby, amenities, and back-of-house space. An existing roof-level addition, which housed a chicken shed in subsequent years, was reimagined into a top-floor restaurant with views of Manhattan and the East River. A branded identity for the hotel, inspired by a nearby site where the first iron-clad ship was constructed, also extended to an elaborate interior design to craft a romantic notion of travel, industrial innovation, and sophisticated luxury.
