FXCollaborative developed various alternative approaches to the project and site that can accommodate a mix of uses. The designs responded to the need for an economically-viable project and addressed the county's desire for a mixed-use, pedestrian-centric approach to this transit-oriented development site. The plan considers views to the site from the street scale and from the regional scale, including motorists passing on nearby I-395. FXCollaborative's approach integrates ecological function with development and creates a memorable place as a focus for public activity. The site context was changing from light industrial uses to upscale residential, retail, and office uses; therefore, the approach responds to adjacent redevelopment underway in a project phased over time.
