1 Willoughby Square is a new 34-story tower in Downtown Brooklyn crafted to meet the ethos of today's creative enterprises. The building complements the swell of investment and new development in the neighborhood as it is strategically located within easy walking distance of numerous subway lines and reflects the historic character of Brooklyn with distinctive blue glazed brick spandrels and industrial-inspired windows. "We wanted to create a building that responds to its Brooklyn context and not just do another Manhattan office tower," said Gustavo Rodriguez, Partner.

The building is organized to promote social and natural connectivity. From the programming perspective, the retail and school provide animating, community-facing functions that enliven the surrounding streets and park. For office tenants, a strategically located side core, supporting a column-free office loft, allows for wide-open work environments surrounded by daylight. Connectedness is further enhanced by interior atria, exterior terraces, and four "super-floors" incorporating higher ceiling heights, amenity spaces, and exterior loggias. "Office buildings aren't going away, but they need to adapt. We designed 1 Willoughby with flexible, loft-like space, so it can change with the times," said Senior Partner Dan Kaplan.
